2025 Budget Approved

Based on our Bylaws, there needs to be 106 owners present and vote against a budget proposal for it to fail. Last evening, the budget was passed with a minimal increase of $5 taking our monthly dues to $266. This $5 increase was led by our TT representative on the ACB (Amenity Center Board) to start a reserve for shared spaces.

For the last couple years, AMH (American Homes 4 Rent) has been subsidizing incidental costs associated with the amenity center and pool areas. Similar to the need for reserves for TT for future expenses, the time to start saving for future expenses for the shared space is NOW. While this does not contribute a huge sum to reserves for a very expensive amenity center and pool, its a start. By making use of various investment strategies, we will allow that money to grow rather than be hit (in full or in part) with special assessments along the way.

For TT in 2025, we have added funds for required pond maintenance and enough to do a reserve study. Additionally, based on a number of complaints from owners the last year or so, we have been able to obtain a new landscape vendor (Granite Hills) starting February 1, 2025. Granite Hills has a reputation for high quality work that we feel is important to our community. We look forward to a better year of service to our lots!
